£11 million Fusion development unveiled

Only speculative office project to be completed in central Edinburgh in 2008

AMA today released images of its "£11 million Fusion scheme", which will be the only speculative office development to be completed in central Edinburgh in 2008. Fusion on Logie Green Road will provide 900 - 2,878 sq m of open plan office accommodation over three floors. The striking Grade A building at the former George Waterston printing works will also benefit from 43 Secure ground level car parking spaces. The re-development will also see the category-B-listed former factory building with its retained red sandstone facade transformed into 19 apartments. Fusion, which is expected to be completed in February, is located in an established office location adjacent to Beaverbank and Spectrum House with neighbouring occupiers including Standard Life, Royal London and HSBC.

Dr Ali Afshar of AMA said: This contemporary office development is located in the northern New Town within the city centre. It will provide a tranquil environment to occupiers combining a highly desirable location with the availability of good quality office space.

Cameron Stott, Director of Jones Lang LaSalle, Edinburgh said: Fusion will provide efficient floor plans incorporating top floor roof terraces with panoramic views over the city, allowing for easy space planning and sub-division. Fusion will help meet the continuing growth of Edinburgh as a European centre within the Financial Services sector and assist in addressing a predicted shortage of Grade A space in the city centre over the next two years. Jones Lang LaSalle knows of further deals taking place in Edinburgh with several high profile deals due to conclude towards the end of the year, which will further reduce the available supply

Susan Pegg, Director of King Sturge, Edinburgh said: Fusion will be the only development completing in central Edinburgh in 2008 at a time when there will be very little new Grade A space available throughout the whole of Edinburgh. Fusion will be available at a competitive rental level and is due to be completed early 2008.

George Waterston and Sons, founded by William Waterston and named after his son, began as a manufacturer of sealing wax and hand-held wax torches. Its "blood red" wax product, normally employed for sealing letters, was used in the making of the 1992 Hollywood version of Dracula.
